>>Disclaimer!<< The forms on this site are some the author has found useful in his practice; even if the laws of Virginia are uniform, practice from one area to another (and one judge to another) varies. And forget any relationship to the laws of any other state. Therefore, use of ANY form (or other document on this site) is at the sole risk and responsibility of the user, and in no way creates or implies an attorney client relationship with the author, his firm, staff, or even his dog. And isn't it silly that we have to cover our *(&%$ with disclaimers in case some fool wants to blame me when they screw up? Oh, using this site means you agree. ================================================== Even though Hart and Hart has been handling real estate for over 100 years, this page is new on our site. We'll add to it later. Here is a very simple contract and related forms to sell real estate in Virginia. THESE FORMS CAN BE DANGEROUS, EVEN IF USED BY A LAWYER. GET GOOD ADVICE AND A REAL CONTRACT! If you're dumb and try to use these forms, good luck and don't blame me when something goes wrong. The documents in the file are - CONTRACT: AS IS, NO CONTINGENCY. (contingency means that it is not subject to getting a loan or selling another house, etc.)
- MULTI-DISCLOSURE: Virginia law requires that certain disclosures be in a contract. Three of them are on this page.
- CONDITION DISCLAIMER: Virginia law requires that a seller of property either complete a form stating what they believe is wrong with the property, or notify the buyer that the seller ain't tellin' nothin. This is the Not Telling Nothing form. (using the other one is stupid).
- LEAD DISCLOSURE: If a house is old enough, it's got lead paint. Uncle requires this form.
